Greg Specht’s entire professional career has been in real estate development and construction. He received his Bachelor’s degree in Business Administration with an emphasis in finance, in 1973. His early real estate projects included development of single and multifamily dwellings, subdivision development, various federally funded housing programs, and low and moderate income rehabilitation projects in the core area of downtown Portland, Oregon.

In 1986, Greg joined Scherzer-Moore Partners as Vice President of Acquisition and Development. As the firm grew, he was promoted to Senior Vice President and in 1988 to President of Scherzer Partners, Inc. In 1990, Greg resigned from Scherzer to form Specht Properties and Specht Development. At that time, Specht became the general partner of three industrial and office projects developed in partnership with the National Electrical Benefit Fund, based in Washington, D.C. As a commercial developer, he has been responsible for developing or providing project and construction management on 12 million square feet of commercial and industrial real estate in Oregon and Washington, with a cost basis of over $1 billion.

 

Brent Hedberg has worked in commercial real estate development his entire professional career.

He joined Specht Properties as a Project Manager in 2006 after graduating college and is responsible for sourcing new real estate development and acquisition opportunities from conception to delivery. This includes overseeing due diligence activities, underwriting and financial analysis, facilitating debt and equity financing, securing entitlements, contracting project team members, supervising the construction process, and negotiating leases and purchase & sale agreements.

Brent graduated from Oregon State University, where he obtained a B.S. in Business Administration (with an emphasis in accounting and construction engineering management).  He has served as a member of the board for the Oregon chapter of NAIOP since 2015.  Brent has also been a national NAIOP forum member since 2014.

Brent enjoys being out in the wilderness in just about any capacity (skiing, camping, hiking, mountain biking, fly fishing), and flying small planes around the beautiful northwest. He and his wife Wendy currently live in Southwest Portland.

Chris Hartson has been in the real estate development and construction industry since 1994. He started his career as a field engineer working for Charles Pankow Builders, LTD in the state of New York. During that time Chris gained experience working directly with carpenters, laborers, and cement masons on cast-in-place and precast concrete parking structures.

Chris joined Baugh Construction in 1997 as a project engineer and was promoted to a project management position after two years. His responsibilities included budgeting, estimating, scheduling, project safety and forecasting profitability. While working at Baugh, Chris was involved in many successful negotiated and hard-bid projects in the retail, office, and flex-warehouse market sectors.

In 2000, Baugh Construction was acquired by Skanska USA Building and Chris continued as a Project Manager after the acquisition. Chris taught Skanska University courses, led project pursuits, and continued servicing clients such as Specht Development. During that time, Chris managed award winning projects such as the Hillsboro Civic Center, Tyco-Precision Interconnect, Tigard Corporate Center, Wilsonville City Hall, and the Machine Works project in the Pearl District.

After 14 years with Baugh & Skanska, Chris accepted a position at Howard S. Wright as a Project Executive, where he expanded his resume of work to include the $136 million renovation of the 18-Story Edith-Green Wendell-Wyatt Federal Building. This was one of the most watched and energy efficient projects ever constructed for the Federal Government. Chris also completed $43 million renovation and expansion to the University of Oregon Student Recreation center, a new $17 million softball stadium, practice, and office/support facility for the Duck Softball team.

He joined Specht Properties in April of 2016 as Vice President of Construction and manages all aspects of construction for new developments, tenant improvements, and third-party construction projects. Chris’ long history of construction management work with the Specht team makes him an excellent fit for this position.

Chris is a certified Design-Build Institute of America (DBIA) professional, and a graduate of Oregon State University’s Construction Engineering Management program. Chris is active in Rotary International, and has been on the Board for the Metropolitan Contractor Improvement Partnership (MCIP) for the past 6 years.

Justin Dennett has been investing in commercial real estate since 1993. He started his career as an acquisitions analyst with L&B Realty Advisors, a pension fund advisor based in Dallas, Texas. Justin joined Seattle-based Unico Properties in 2000 as an acquisitions associate. In 2003 Justin became a member of the newly formed private equity fund manager Morrison Street Capital (f.k.a. NBS Real Estate Capital) based in Portland, Oregon, where during the next 20 years he would be involved both directly and indirectly in the deployment of over $700 million of equity capital across multiple markets and product types into more than 160 transactions, with investments structured as direct equity, j.v. equity, preferred equity and subordinated debt. Justin joined Specht Properties in 2025 as a Vice President of Investments and is responsible for the sourcing, structuring and oversight of the firm’s acquisition of existing real estate assets.

Justin graduated from Southern Methodist University in 1992 where he received a B.B.A. in Finance, and Lewis & Clark Law School in 2000 where he received a J.D. He has been an active volunteer with U.L.I. Northwest and the M.S.R.E. program at Portland State University.  

Tyler Reeves joined Specht Properties in January of 2019. Prior to pursuing his career in real estate development, Tyler spent five years working in state tax consulting for Moss Adams LLP.

As a Project Manager, Tyler coordinates due diligence studies & reports and prepares financial analyses on potential development projects. In addition, he conducts market research and assists with the development of business plans in new markets.

Tyler attended Wilsonville High School and received his Bachelor’s degree in Business Administration with an emphasis in finance from Western Oregon University, in 2012. He earned a Masters in Real Estate Development at Portland State University.

In his free time, Tyler enjoys being outdoors, and serves on the ambassador board at New Avenues for Youth, and as a partner for Social Venture Partners.

Toni Wheat is a licensed CPA with over 25 years of managerial accounting experience. As Controller, Toni is responsible for business accounting and financial recommendations spanning business development, cash management, strategic planning, and operations.

Toni’s professional background includes a B.S. degree from Indiana University with a double major in Accounting and Finance. With previous tenures at both IT services and engineering firms, Toni brings broad industry perspective. She enjoys the business relationships developed over the years with Specht business partners and associates. Personally, Toni enjoys hanging out with the family and volunteering at her daughter’s school.

Katie Reed is originally from the east coast, but has lived in Portland, Oregon all of her adult life. She graduated from Lewis & Clark College with a Bachelor of Science degree in Business Administration.

Katie started her career in accounting with a local manufacturing company where she worked for 10 years before taking time off to help raise her three children. She joined Specht Properties in 2009 as an Accountant for the property management division. Katie is responsible for all of the day-to-day aspects of property management accounting which includes tenant receivables, bank reconciliations, preparing monthly operating statements and other financial reports.

Katie works closely with the property managers to provide accounting support for the entire portfolio of properties managed by Specht.

Bonnie August has been in the real estate industry since 2001. She started as an Administrative Assistant to the Property Manager and Event Coordinator at Montgomery Park located in Portland, Oregon.

She joined Specht Properties in 2004 as the assistant to the Vice President of Property Management. In 2006 Bonnie received her property management license from the State of Oregon and was promoted to the position of Property Manager in 2008. Bonnie is a member of IREM® and holds the prestigious CPM® designation.

Bonnie manages a portfolio of approximately 2,780,000 sq. ft. of both third-party and in-house properties in the greater Portland metropolitan area.

Veronica Hampton joined Specht Properties as a Property Administrator in February 2020. She assists with the day-to-day operations of Specht’s property management portfolio and strives to ensure that all tenants, clients and vendors have a positive experience. Veronica obtained her Oregon Property Manager License in July of 2023 and was promoted to Assistant Property Manager for Specht Properties.

Prior to joining Specht, Veronica was at Newmark Knight Frank for over 9 years. She started at Newmark Knight Frank as a Senior Administrative Assistant for the leading member of their industrial, office, and Global Corporate Services practice. Veronica was later promoted to Property Assistant in their Property Management Department.

Veronica is a native Oregonian and grew up on the Oregon Coast. She enjoys the beach, golfing, and spending time with her family and three dogs. Veronica lives in the Beaverton area with her husband Tom.

Angela Klingsporn joined Specht Properties in March of 1999. With more than 20 years of professional Administrative Assistant experience, her friendly, proactive approach to service and open communication shines in managing the front desk, and providing administrative support for our team members.

She is working towards an Office Administrative Professional degree and then a Business Management degree. Her pastimes also include learning German, genealogy, and an appreciation for the outdoors, from helping to clean up Oregon beaches to camping and hiking.

Angela is a native Oregonian living in the Beaverton area and enjoys spending time with her family.
