The 15-acre industrial site was acquired in 2002 and subdvided into three lots of five acres each which were sold for a total price of $5,313,000. The project was completed in 2006 and included road improvement and a cul-de-sac in the subdivision.

The lots were sold to three different businesses. A warehouse and showroom for Lakeside Lumber was built on one lot. The second lot was developed into industrial condominiums known as Arlington Commons. The last lot was sold in 2008 to Mutual Materials, a brick and stone paver manufacturer and distributor.

Wilsonville City Hall

Specht Development completed this $11,500,000 project in October, 2006. The 7-acre development included a two-story, 30,000 square foot building with Emergency Operations Center and parking for staff and visitors, the extension of Courtside Drive and widening of Town Center Loop East. The design of the site and building allow for a future 10,000 sf building addition and the development of a remaining 1.9 acre parcel.

The city hall’s structure consists of a steel framework with concrete block pilasters. The exterior features red brick with well delineated columns to enhance the building’s civic presence. While the owner choose to forego the expense of LEED certification, many green features were incorporated into the project, which resulted in a 25 percent to 30 percent reduction in energy usage.

Windfield Village

Windfield Village is a 3 story, 84-unit congregate care/senior housing facility located in Wilsonville, Oregon. The project incorporated several additional emergency systems, including nurse calls and emergency pull cords. In addition, exam rooms were built into the facility for the use of visiting physicians.

Portside Industrial Park

The Portside Industrial Park is state-of-the-art industrial space on 18.75 acres. This project features two buildings totaling 352,560 sf and clear height of 30'. The location is unmatched in Vancouver with excellent access to regional air, freeway, rail, and marine systems. The project was completed in February 2017, and fully leased to three tenants within 12 months of completion.

Tigard Corporate Center

Completed in December 2000, the Tigard Corporate Center consists of three two-story architecturally designed concrete tilt buildings, each with a steel structural system and Class A core and office interiors.  In addition, a 362-stall, 5-story parking garage was built for Household International, who leased the entire complex during the construction phase of the project.

The project was built with 100% union labor and is conveniently located between I-5, Highway 99 and Highway 217 in Tigard, Oregon. The infrastructure for the project was completed in partnership with the City of Tigard and financed through a local improvement district that Specht worked with the City to form.
 

Sunnybrook Office Building

Completed in July 2000, the Class A Sunnybrook Office Building is a four story steel frame, concrete deck, brick clad structure, with below-grade parking. A full building lobby extends from the main eastern entrance, allowing natural light and access through the lobby core area as well as access to a secondary pedestrian entrance located on the west side of the building.
 
The building has three five-story elevators, one of which is used for both freight purposes and passenger movement. Upon completion of construction, the project was sold to Quest Group Trust VII for $15,746,000.
 
Stafford Distribution Center

Stafford Limited Partnership developed the 249,746-square foot, four building Stafford Distribution Center in Wilsonville, Oregon, just 15 miles south of Portland. The $6,910,000, all-union project broke ground on September 23, 1988, and was completed on March 23, 1989. The site contains four high-cube industrial warehouse buildings. The Specht Company is the managing General Partner and this project is managed by Specht Properties.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.
 

Specht Industrial Building IV

Completed in December 1999, the Specht Industrial Building IV totals 23,106 sf, of which 3,466 sf is office space. The building has a 24-foot clear height, four dock doors and two grade level doors. The building is located in Portland and has excellent access to I-205, I-84, Airport Way, Marine Drive, and the Portland International Airport.
 

Rock Creek Corporate Center

The Rock Creek Corporate Center incorporates approximately 142,300 square feet of space into three buildings. Specht transformed the property into a shovel-ready building site and then sold the project. The new owner of the property, CarrAmerica Realty Corporation, hired Specht as the project manager to oversee the build-to-suit construction of three buildings.

Construction was completed in 1999 and the majority of the office space was leased to one tenant, Corillian Corporation, an Internet banking software company.

Riverside Industrial Park
