The joint venture closed on its acquisition of the land and commenced construction in August, 2021. The project is expected to be completed in August, 2022.

The Myers Container Project involved the acquisition and improvement of an existing 181,262 SF industrial building and associated yard area. The property is located on approximately 15.41 acres at 495 N. Holliday St., in Cornelius, Oregon, a submarket of the Portland Metropolitan area. 495 LLC sold its ownership interest in December of 2022. Specht Properties, Inc. is the property manager.

Tyco Building

The Tyco Building is an excellent example of Specht’s ability to coordinate the design, construction, and management of complex projects. Specht developed this high-tech manufacturing and headquarters facility for Precision Interconnect, Inc. (a subsidiary of Tyco International). The project totals 260,000 SF and includes 200,000 SF of high-tech manufacturing space and 60,000SF of office. The total project cost was $23.5 million.

The facility was built for manufacturing medical device interconnects to very precise tolerances. This complex manufacturing facility, which involved multiple tiers of subcontractors and consultants, required extensive coordination by Specht in order to meet the aggressive development schedule and guaranteed cost of the project. The project was completed on time and for less than the original budget.

Portside Industrial Park

The Portside Industrial Park is state-of-the-art industrial space on 18.75 acres. This project features two buildings totaling 352,560 sf and clear height of 30'. The location is unmatched in Vancouver with excellent access to regional air, freeway, rail, and marine systems. The project was completed in February 2017, and fully leased to three tenants within 12 months of completion.

Stafford Distribution Center

Stafford Limited Partnership developed the 249,746-square foot, four building Stafford Distribution Center in Wilsonville, Oregon, just 15 miles south of Portland. The $6,910,000, all-union project broke ground on September 23, 1988, and was completed on March 23, 1989. The site contains four high-cube industrial warehouse buildings. The Specht Company is the managing General Partner and this project is managed by Specht Properties.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.

The 49,885 square foot building was completed in 1998, at a cost of $8 million and is located on 5.3 acres within the Beaverton Creek Business Park. Specht Properties, Inc. serves as Property Manager.
