Specht was selected by the Comcast Corporation in a competitive process to develop an approximately 50,400 SF facility in east Portland. The facility is intended to replace and improve upon an existing field fulfillment office and will allow Comcast to better serve its customer base on the east side of Portland. The facility includes approximately 25,000 SF of office space that will house employees from multiple divisions of Comcast. Specht assembled and led a project team that worked closely with Comcast and the neighborhood to successfully navigate a complex, multi-step, land use review process on a difficult site. The project, built on top of what was previously a rock quarry and landfill, involved brownfield remediation, soil stability challenges, deliberate participation with neighborhood stakeholders, and coordination with a wide range of government agencies. Specht anticipates beginning construction in November, 2015 and completing the project in July, 2016.

Tualatin Industrial Center

Herman Road LLC, an entity affiliated with Specht Development, developed the Tualatin Industrial Center offering ready-to-own industrial buildings. The nearly 5-acre site has six lots on which 5 buildings, totaling 73,700 square feet, and one outdoor storage area were constructed. The project was completed in 2006 at a cost of $8,100,000. The property is located in Tualatin, Oregon and has convenient access to Interstate 5 and Highway 99.

The 15-acre industrial site was acquired in 2002 and subdvided into three lots of five acres each which were sold for a total price of $5,313,000. The project was completed in 2006 and included road improvement and a cul-de-sac in the subdivision.

The lots were sold to three different businesses. A warehouse and showroom for Lakeside Lumber was built on one lot. The second lot was developed into industrial condominiums known as Arlington Commons. The last lot was sold in 2008 to Mutual Materials, a brick and stone paver manufacturer and distributor.

Tyco Building

The Tyco Building is an excellent example of Specht’s ability to coordinate the design, construction, and management of complex projects. Specht developed this high-tech manufacturing and headquarters facility for Precision Interconnect, Inc. (a subsidiary of Tyco International). The project totals 260,000 SF and includes 200,000 SF of high-tech manufacturing space and 60,000SF of office. The total project cost was $23.5 million.

The facility was built for manufacturing medical device interconnects to very precise tolerances. This complex manufacturing facility, which involved multiple tiers of subcontractors and consultants, required extensive coordination by Specht in order to meet the aggressive development schedule and guaranteed cost of the project. The project was completed on time and for less than the original budget.

Valley Catholic H.S. Science Building

Specht Development, Inc. was hired by Valley Catholic High School as the project manager for the new science center. Brian C. Jackson, LLC is the architect and Lease Crutcher Lewis the general contractor. The property is part of the Sisters of St. Mary Oregon campus in Beaverton, Oregon. The two-story, 13,000 square-foot science building will contain five state-of-the-art science labs. Pre-construction site work started in 2015 and the project is expected to be completed by August 2016.
