The development of the Farwest Steel Service Center project was completed and ready for occupancy in early 2012. The design called for approximately 350,000 SF of manufacturing and distribution space along with an approximately 20,000 SF freestanding office building. Specht was hired by Farwest to manage all aspects of the project, from site selection through completion of construction.

After evaluating several sites in the region, property at the Port of Vancouver USA was ultimately selected. As part of the negotiations for the sale of Port land to Farwest (an action the Port has historically avoided) several long-term commitments related to job-creation and use restrictions were made. Numerous incentive programs, grants, tax credits, and alternative financing mechanisms were explored. The project provides employment for over 200 people in Clark County, at average wages of approximately $40,000, plus benefits.
 

Cornerstone Business Park

Cornerstone Business Park is an industrial development project situated on 20 acres in Hillsboro, Oregon. The project is located at the intersection of NW Evergreen Road and NW 264th. Cornerstone Business Park is in close proximity to the Hillsboro Airport and offers easy access to Highway 26. Features include secured yard space, HVAC in offices, and freeze protection in the warehouse space.

Specht Development was hired as a consultant to oversee the completion of building construction, utility connections and landscaping.

Beaverton Creek Phase I

B.C. I Limited Partnership was formed to develop Phase I of the 54–acre Beaverton Creek Business Park in Beaverton, Oregon. This light industrial development consists of 158,000 square feet of "incubator" product, in four buildings and represents a total investment of $7,710,000. The all-union construction project was completed in December 1989. This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.
 

100th Court Business Center

Specht acquired this industrial complex in 2005 and converted the property into commercial condominiums. Several capital improvements were done to enhance the asset’s value, including a new roof, exterior lighting, paint and carpet.

The project is located in Tualatin, OR and consists of six industrial condo units with office and warehouse space. Two of the units have yard space and all of the units have either grade or dock doors. There is off-street parking and easy access to I-5 and Highway 99.

Airport Way Phase I & Phase II

At the time development commenced, the Airport Way submarket was an unproven industrial area and Airport Way did not extend beyond NE 138th. The product developed by Specht helped validate the Airport Way submarket as a viable alternative for employers in need of industrial space in the Portland metropolitan area.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.

This project continues the successful relationship Greg Specht developed with Quest Investment Management, Inc. a Portland based Taft-Hartley money manager, which began in 1987. Airport Way Phase IV is a 170,000 square foot, $6,136,000, four building industrial project which represents the first half of a phased project totaling approximately 455,000 square feet in eleven buildings.

Airport Way Phase V

Construction of Phase V was completed in January 1995, and was promptly purchased by Quest Group Trust V for $11,500,000. The project, built with 100% union labor, consists of 285,000 square feet over six buildings, located near the airport in Portland’s expanding Columbia South Shore. Phase V was completed ahead of schedule, under budget, and provided the basis for Airport Way Phase VI.

Beaverton Creek Limited Partnership acquired a 54-acre, $5,500,000 campus industrial site in Beaverton, Oregon, in 1988, known as the Beaverton Creek Business Park. Included in the acquisition was a 51,289 square foot office building.

Beaverton Creek Business Park is located in Washington County, Oregon near Tualatin Valley Highway and SW Murray Boulevard.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.
