Specht 306 LLC, an affiliate of Specht Development, Inc. purchased an 18,336 sf industrial building located at 306 SE 8th Avenue in Portland, OR. The existing tenant, Nu-way Printing, occupies the first floor. Building improvements are planned to allow creative office use on the 2nd floor.

The building was originally constructed in 1946 on a 19,090 sf lot. It offers abundant natural light from the existing window line and skylights. There is off-street parking and the building is just a few blocks from the eastside street car and numerous bus lines. There is significant new development and redevelopment of other existing buildings taking place in the immediate area, including residential, retail and office space.
