B.C. I Limited Partnership was formed to develop Phase I of the 54–acre Beaverton Creek Business Park in Beaverton, Oregon. This light industrial development consists of 158,000 square feet of “incubator” product, in four buildings and represents a total investment of $7,710,000. The all-union construction project was completed in December 1989.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.
