The approximately 27-acre flat rectangular site is just 11 miles south of the Portland MSA (Metropolitan Statistical Area) and has been annexed into the City of Woodburn’s UGB and city limits. It is located on the east side of Interstate 5 and provides immediate freeway access to the transportation corridor.
The property is zoned and well suited for a variety of industrial uses, including warehouse, distribution center, and manufacturing, and also qualifies for the State of Oregon “Strategic Investment Program” offering up to a 15-year tax abatement for qualifying projects due to its rural designation. In addition, the site may be designated as an “Enterprise Zone” and is in a federally recognized “Opportunity Zone” which offers other potential tax benefits to users.
Public streets and utilities were constructed along the east and south frontages of the to serve the community and support the future development of this prime development property. The improvements included paved streets, curbs, landscape strips, sidewalks, ADA ramps, street trees, street lights, and the necessary stormwater facilities to support the improvements.
Conceptual site plans have been designed for a variety of different building sizes, all with abundant dock doors, trailer storage and auto parking spaces. This project received all discretionary approvals required from the City of Woodburn.
