Lovejoy Block One

Block 1 contains a nine-story, 290,000 square foot mixed-use building with ground floor retail, four levels of parking, and 3 levels of office. The ground floor retail will be mostly occupied by a full-service Safeway grocery store. As one of the first Safeway stores to be located in a dense urban area, the project team had to overcome many unique challenges with such a facility. The building was constructed using an innovative pre-cast system, being built out of over 2,400 pieces of pre-cast concrete. This method was new to this type of building and required a well-coordinated effort between all project team members to successfully implement.

The entire project achieved LEED® Gold Certification and includes the following sustainable building features: 

  • An ecoroof on the top of the tower, reducing storm water runoff and reducing the heat island effect.
  • Recycling of construction materials from demolished structures (including creating benches for pedestrians from the wooden beams removed from the prior structure).
  • Recycling of construction waste materials.
  • Remediation and redevelopment of a brownfield site. 
 
 

Lovejoy Block Two

Block 2 consists of a 329,000 square foot, 16-story residential building with ground-floor retail. The building offers a unique, multi-level structure, with a variety of for-rent residential product types and an integrated parking structure for residents. The building’s exterior features glass and brick with metal panel accents. A green roof garden is available for tenant use.

The entire project achieved LEED® Gold Certification and includes the following sustainable building features:

Maryville Nursing Home

Specht Development, Inc. was hired to facilitate the construction of a 21-bed addition to the existing facility. The project also included updating and reconfiguring existing site utilities in the common areas.

McCormick & Schmick’s

Specht Development was hired to manage the tenant improvement construction of McCormick & Schmick’s new corporate headquarters located in Portland’s Pearl District. The seafood restaurant company leased 19,285 SF of office space in the Machine Works building and will house a staff of more than 100 people.

The Machine Works building is a mixed-use office development incorporating four levels of Class A office space with a state-of-the-art LA Fitness facility and three levels of parking. The building is pursuing LEED Gold certification and was developed by MachineWorks LLC.  The building, which was completed in January 2009, totals 112,000 square feet and had 70,844 square feet of office space available for lease before McCormick & Schmick’s signed their lease.
 

Medcure, Inc.

The Medcure, Inc. organization, specializing in providing facilities for medical research and training, hired Specht Development, Inc. as the Project Manager to oversee the construction of their new 20,000 square-foot building located in Gresham, Oregon.

The project, completed in March 2012, includes offices, a state-of-the-art laboratory and operating room space for medical research. The facility was designed to provide an attractive, street-oriented building and created a substantial number of family-wage jobs for the community.
 

MedicaLogic

This brick and glass exterior project was completed in 2000. Specht Development was hired as the project manager to oversee construction of the Class A office building. The project includes generous parking and is located in the desirable Sunset Corridor off of Highway 26.

Metro Electrical Training Building

In addition to the IBEW Local 48 Headquarters building, the Metro Training center is another build-to-suit project for the Union. This facility provides members with the technical training needed for complex electrical work through its 5-year apprenticeship program.

The training center, completed in 1998, is located on Airport Way next to the IBEW Local 48 Headquarters building.

Nike hired Specht Development to oversee their tenant improvement construction project in the Phase I buildings of the Beaverton Creek Business Park.
 

Nu-Way Building

Specht 306 LLC, an affiliate of Specht Development, Inc., purchased the Nu-Way Printing building in September 2014 as an investment. The existing tenant at the time, Nu-Way Printing, occupied the first floor. Building improvements were completed in 2015 to allow creative office use on the 2nd floor.
