Willamette Marketplace

Specht Development, Inc. was hired by Venture Corporation as the Project Manager for the Willamette Marketplace located in West Linn, Oregon. Willamette Marketplace is a 73,620 square foot redevelopment of an aging retail center and was completed in June 2008.

The $20,000,000 project included the demolition of two buildings, remodeling of two buildings and new construction of three buildings. The Willamette Marketplace comprises three one-story retail buildings, a two-story office building, and a three-story building which has retail on the ground floor and medical & professional offices on the second and third floors. There is a separate entrance to the medical and professional offices on the second and third floors as well as a separate parking lot, grand entrance and a well-appointed lobby, complete with an elevator and restroom.

While redevelopment projects such as this one always present unique challenges when compared to greenfield development, this project also had to address serious reservations of the community regarding its scale. Work was done to ensure that the final product did not overshadow the small-town feel of the West Linn area.

Valley Catholic H.S. Science Building

Specht Development, Inc. was hired by Valley Catholic High School as the project manager for the new science center. Brian C. Jackson, LLC is the architect and Lease Crutcher Lewis the general contractor. The property is part of the Sisters of St. Mary Oregon campus in Beaverton, Oregon. The two-story, 13,000 square-foot science building will contain five state-of-the-art science labs. Pre-construction site work started in 2015 and the project is expected to be completed by August 2016.

Rock Creek Corporate Center

The Rock Creek Corporate Center incorporates approximately 142,300 square feet of space into three buildings. Specht transformed the property into a shovel-ready building site and then sold the project. The new owner of the property, CarrAmerica Realty Corporation, hired Specht as the project manager to oversee the build-to-suit construction of three buildings.

Construction was completed in 1999 and the majority of the office space was leased to one tenant, Corillian Corporation, an Internet banking software company.

Port of Chehalis

Specht was hired by the Port of Chehalis to assist them with transforming more than 275 acres of raw land into “shovel-ready” industrial sites. This process included assembling a development team, due diligence oversight, master planning the land, creating preliminary infrastructure plans, estimating infrastructure costs, cost allocation to individual parcels, due diligence oversight, and consultation with regard to a variety of other land use items.

The Medcure, Inc. organization, specializing in providing facilities for medical research and training, hired Specht Development, Inc. as the Project Manager to oversee the construction of their new 20,000 square-foot building located in Gresham, Oregon.

The project, completed in March 2012, includes offices, a state-of-the-art laboratory and operating room space for medical research. The facility was designed to provide an attractive, street-oriented building and created a substantial number of family-wage jobs for the community.
