Specht Development completed this $11,500,000 project in October, 2006. The 7-acre development included a two-story, 30,000 square foot building with Emergency Operations Center and parking for staff and visitors, the extension of Courtside Drive and widening of Town Center Loop East. The design of the site and building allow for a future 10,000 sf building addition and the development of a remaining 1.9 acre parcel.

The city hall’s structure consists of a steel framework with concrete block pilasters. The exterior features red brick with well delineated columns to enhance the building’s civic presence. While the owner choose to forego the expense of LEED certification, many green features were incorporated into the project, which resulted in a 25 percent to 30 percent reduction in energy usage.

Willamette Marketplace

Specht Development, Inc. was hired by Venture Corporation as the Project Manager for the Willamette Marketplace located in West Linn, Oregon. Willamette Marketplace is a 73,620 square foot redevelopment of an aging retail center and was completed in June 2008.

The $20,000,000 project included the demolition of two buildings, remodeling of two buildings and new construction of three buildings. The Willamette Marketplace comprises three one-story retail buildings, a two-story office building, and a three-story building which has retail on the ground floor and medical & professional offices on the second and third floors. There is a separate entrance to the medical and professional offices on the second and third floors as well as a separate parking lot, grand entrance and a well-appointed lobby, complete with an elevator and restroom.

While redevelopment projects such as this one always present unique challenges when compared to greenfield development, this project also had to address serious reservations of the community regarding its scale. Work was done to ensure that the final product did not overshadow the small-town feel of the West Linn area.

The Pinnacle Building was originally constructed as a 40,320 SF facility in 2000. It was subsequently expanded to its current footprint of 67,200 SF (including 10,038 SF of office) in 2001. Since its initial completion, it has been occupied by a single tenant, Pinnacle Exhibits, LLC.
 

Pinnacle Exhibits is a 3D brand agency that designs, builds and manages high-end corporate exhibits, including large trade show exhibits and corporate briefing centers.

This three-story Class A Office Building was completed in 1988. It was constructed with a steel frame and brick facade that provides an impressive environment for professional offices. The building is located in Vancouver, WA between I-5 and I-205 just north of the SR 500 and is convenient to many retail services, restaurants and hotels.

The project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.

Parkway Limited Partnership was formed to develop the 52,662 square-foot Parkway Plaza III, a Class A office building in Vancouver, Washington. The $4,800,000 all-union project began in October 1988 and was completed in May 1989. The Specht Company is the managing General Partner of the partnership and the project is managed by Specht Properties. This Class A office building offers superior visibility, location, and quality of construction.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.

Portland Dermatology Clinic

Specht Development, Inc. was hired by the owner of the nine-story Machine Works building to oversee tenant improvements for the Portland Dermatology Clinic. The improvements include numerous exam rooms, several surgery rooms, a pathology lab, and other improvements necessary to create a fully functioning dermatology clinic.

The Machine Works building in northwest Portland totals 113,000 square feet of office, medical and retail space. It earned a LEED® Gold certification and features an eco-roof as well as many other sustainable attributes.
