Specht was hired by the Port of Chehalis to assist them with transforming more than 275 acres of raw land into “shovel-ready” industrial sites. This process included assembling a development team, due diligence oversight, master planning the land, creating preliminary infrastructure plans, estimating infrastructure costs, cost allocation to individual parcels, due diligence oversight, and consultation with regard to a variety of other land use items.
 

Portland Dermatology Clinic

Specht Development, Inc. was hired by the owner of the nine-story Machine Works building to oversee tenant improvements for the Portland Dermatology Clinic. The improvements include numerous exam rooms, several surgery rooms, a pathology lab, and other improvements necessary to create a fully functioning dermatology clinic.

The Machine Works building in northwest Portland totals 113,000 square feet of office, medical and retail space. It earned a LEED® Gold certification and features an eco-roof as well as many other sustainable attributes.

Portside Industrial Park

The Portside Industrial Park is state-of-the-art industrial space on 18.75 acres. This project features two buildings totaling 352,560 sf and clear height of 30'. The location is unmatched in Vancouver with excellent access to regional air, freeway, rail, and marine systems. The project was completed in February 2017, and fully leased to three tenants within 12 months of completion.

Providence Clackamas Medical Plaza

The Providence Clackamas Medical Plaza is a state-of-the-art medical office building built on approximately 3 acres adjacent to Clackamas Town Center. The 35,000 square-foot building was developed and sold to the Sisters of Providence of Oregon at the completion of construction.
 

Ridgefield Commerce Center

The Ridgefield Commerce Center, a 40-acre industrial subdivision, was developed by Specht Ridgefield, LLC. The project is located off Interstate 5 in Ridgefield, Washington and originally consisted of eleven shovel-ready sites ranging from approximately two to fifteen acres. The project is zoned for light industrial and allows for manufacturing and distribution uses.
 
Planning of the project began in 2003 and and the site was finally acquired and roads and utilities installed in 2006 at a cost of $3,700,000. In late 2006 Pacific Crest Cabinets developed a 15-acre manufacturing facility and Parr Lumber built a 25,600 square-foot retail and distribution site on nearly six acres in the center. Agave Jeans purchased a two-acre lot in 2008 and developed a 24,000 square-foot headquarters and distribution facility.

The project units include industrial showrooms and distribution space. The building is located off Airport Way and offers immediate access to I-84 and I-205.

Rock Creek Corporate Center

The Rock Creek Corporate Center incorporates approximately 142,300 square feet of space into three buildings. Specht transformed the property into a shovel-ready building site and then sold the project. The new owner of the property, CarrAmerica Realty Corporation, hired Specht as the project manager to oversee the build-to-suit construction of three buildings.

Construction was completed in 1999 and the majority of the office space was leased to one tenant, Corillian Corporation, an Internet banking software company.

Sokol Blosser Winery

Sokol Blosser Winery hired Specht Development, Inc. to manage the construction of their new 7,500 sf building, located in Dayton, Oregon. This unique building was designed by Allied Works Architecture and the general contractor was R & H Construction. The project, which was completed in 2013, inlcudes indoor and outdoor spaces for wine tasting and other events.
