Huntair provides air-handling solutions for building interiors and manufacturing processes including cleanroom ceiling systems. The company's industrial HVAC applications are used in biotechnology and pharmaceutical manufacturing, aerospace and hospitals.

Bob Burns, Vice President of Construction at Specht Development, Inc. coordinated and facilitated the planning, design, permitting and fit-up of the 315,000 square-foot facility in Tualatin, OR. The Huntair relocation is expected to be completed in the later part of 2012.

IBEW Local 48 Headquarters Building

This build-to-suit project was completed in 1998 at cost of $2,669,000. The building is the headquarters for IBEW Local 48 located on Airport Way in Portland.
 

Indian Health Services

Specht Development, Inc. was hired by the owner of the nine-story Machine Works building to oversee tenant improvements for Indian Health Services. The improvements include private offices, open offices and conference rooms.

The Machine Works building in northwest Portland totals 113,000 square feet of office, medical and retail space. It earned a LEED® Gold certification and features an eco-roof as well as many other sustainable attributes.

Interstate Crossroads Distribution Center

Situated on 28.14 acres of land, the Interstate Crossroads Distribution Center is a speculative 492,554 sf crossdocked state-of-the-art distribution facility offering 32’ clear height and sufficient bay depths to divide the building into multiple suites if necessary. The project will feature flexible space configuration, as well as ample loading docks and trailer storage.  The property is within the Airport Way submarket, which is a prime industrial submarket benefitting from easy access to the Port of Portland, Portland International Airport and Interstates 84, 205 and 5. The project broke ground in June 2014 and is expected to be completed in Summer 2015. 

Keen Footwear

Keen Footwear purchased the 50,000 sf building in early 2012 as the new site for their corporate headquarters. Specht Development, Inc. was hired to coordinate and facilitate the planning, design, permitting and renovation of the building located on 13th and Glisan Avenues in Portland, Oregon. The five-story building includes ground floor retail space and four floors of office space.

Kelley Point Distribution Center

Calwest Industrial Holdings, LLC (an affiliate of RREEF) hired Specht Development, Inc. as the Project Manager for the development of Buildings 4 & 5 at the Kelley Point Distribution Center in the Rivergate Industrial District in Portland, Oregon.

Buildings 4 & 5 total 409,500 square feet of 30’ high clear distribution space. At a total project cost in excess of $22,000,000, this phase of the project was completed in October 2007. The distribution center is close to I-5.
 

Leveton Industrial Land

The property is located on a high-visibility corner in one of the most desirable light industrial submarkets in the Portland metropolitan area. In addition to featuring corporate neighbors such as Laika, Novellus, and Fujimi, the property is near the highly successful Tualatin Industrial Center, a 73,700 SF light industrial project developed by Specht in 2005.

Specht acquired this industrial complex in 2005 and converted the property into commercial condominiums. Several capital improvements were done to enhance the asset’s value, including a new roof, exterior lighting, paint and carpet.

The project is located in Tualatin, OR and consists of six industrial condo units with office and warehouse space. Two of the units have yard space and all of the units have either grade or dock doors. There is off-street parking and easy access to I-5 and Highway 99.

At the time development commenced, the Airport Way submarket was an unproven industrial area and Airport Way did not extend beyond NE 138th. The product developed by Specht helped validate the Airport Way submarket as a viable alternative for employers in need of industrial space in the Portland metropolitan area.

This project was developed while Gregory Specht was employed by Scherzer Partners, Inc. Specht resigned as President of Scherzer Partners, Inc. in November 1990.
